If they fail to pay, then you can consider taking them to small claims court or filing with a collection agency. 

I recently closed on the purchase of 12 acres with the help of a family loan, and the farm service agency ( 1.5% for 20 years).

I don’t plan on letting “Analysis Paralysis”, Fear, Lack of resources hold me back any longer for becoming more active in achieving MY Dreams as well. 

Foreclosure auctions are on the table, although least preferred due to the lack of interior access (maybe with more experience).

Having a consultant who has worked with the agencies before is a huge plus.Alongside the developer, creating a defined site plan is needed to determine the improvement & infrastructure cost.

@Tyler Gilpin When you say "does pretty well", is that more of a commentary on the quality of the tenant (aka "lack of damages to your property") or the timeliness of payments (either via HUD or the tenant's portions)?

Their windows are extremely affordable but the company lacks reviews.

And while someone paying a professional to do a detailed and relatively costly search may be able to ascertain your wealth status; a superficial search would probably leave the potential plaintiff believing you lacked the assets to make a lawsuit worthwhile.
