The refi or additional debt of any kind will impact the current performance of your property I'm never a great fan of selling a good producing property - unless I am certain I can improve the overall performance of my portfolio. 

@Sara Donohue I don't recommend buying land if there's not an actionable plan whereby the buyer can build.

I would also keep in mind that very often it is not so much the decision itself but the decision maker that determines the success of a course of action.

If other tenants are not complaining, what is your motivation for this course of action?

You can make checking accounts for the deposits but I prefer Savings accounts because it produces more interest that the landlord can keep here in NC ;)

You may be profitable, but I'd prefer to avoid the possibility of having to do unnecessary repairs or not holding my tenants accountable for damage when I know their actions might have caused any unforeseen damage.

One idea is to proceed with the 1031x, save on the capital gains, parlay your proceeds into income-producing properties, and capitalize on the low-interest rate offered by these operators.   

But if, by whatever course of action, I am not committed to taking the necessary action the goal will never nothing more than a goal.
