I just think for me $15000 would have been better spent on a down payment on a property.

For me, the first pass at underwriting is simply about determining if a deal is worth exploring further.In the current market, I’d say 9 out of 10 deals are dead on arrival.

The best market is likely a "Good" cash flow market that you have some ties to, in some way shape or form, or one that is a reasonable drive from where you live, if practical/possible. 

If there isn’t significant equity capture at this purchase price, and it’s not in a great location, this would be a pass for me.

My bank account is connected to Stessa to eliminate the need for me to manually track income, expenses etc. 

This habit alone changed the game for me—I no longer have a mountain of data entry in March. 

No reason for me to go the through the hassle of the sale process unless there is some type of gain which the investor is open to and this is where I need the advice.

In real estate, I don't change locks, screen tenants, evict tenants, inspect properties, or finance my deals - I have property management, property inspectors, and mortgage lenders that do this for me (outsourcing).
