It has been my understanding (having not yet purchased "sub to") that the ideal way to go about it is to have everything remain in the name of the seller so as to not make any waves.  

Before the internet I could look at satellite photos and tell you where the rain and waves were going to hit.

We are next to tidal water so did a cursorary wetlands map so I could give that to the civil that we hired to do a due diligence run.

If you have in your lease then you can explain to her that maybe you didn't communicate it to her very well and that you would consider waving the additional charges for her still being behind in rent if she paid now.Otherwise, you need to decide if you want to keep the extra headache of trying to collect rent whenever she wants to pay, or get a new tenant.

Meanwhile, I've been using Schlage locks with Z-wave, with decent reliability.

Multi-headed units (w/ a single outside compressor) often require a special higher amp circuit.Just had one installed here for a tenant during a heat wave.  

After our face-to-face and our assessment of the property, I may wave the late fee for Septembers rent.
