If they did they’d realize that someone with no capital, no experience and no relevant education can’t possible compete in a field populated by people with 20 years experience spending $10k monthly on lead generation.   

I know for certain there are professional PM's that stopped listing on VRBO a few years back when they changed their policies, but I don't know those PM's well enough to get the relevant data.My first inclination was "I need 5% or more increase in occupancy to make it worthwhile".

I'm not sure how to articulate it but, basically this bit of knowledge saves me a bunch of time and kind of surprised it hasn't come up in any of the books, articles, or videos I've been learning from.

BiggerPockets has a wealth of data on markets, and there are countless articles on this exact topic.Spend a few days narrowing down to 2-3 markets, then dedicate the next 3-6 months to really learning those markets.

I think I may have read it - but honestly somewhat of a blur because I've read so many different blogs/articles on the various classes of property to help me not only gauge where it is, but also in setting expectations. 

They used to issue glossy brochures as inserts to real estate magazines, which were actually very light on articles and very heavy on insert ads.
