After my waiting a few days, for my realtor to get me comps back, for a property that I was looking to purchase and then finding out the day I received the comps and submitted my offer was coincidentally the same day it was listed on the market.... needless to say I was out bid by 4k.This leads me to my question.

needless to say I told him to shove it up his ***, and proceeded to get told a story of how the judge berated this a-hole for both not paying rent and filing a rent escrow case. fine by me, ill win that too than take both of their employed asses to collections, plus eliminate yet another headache.lesson, don't fear bad tenant,...take reported issues seriously, but show it who's boss at all times.

Needless to say that has artificially inflated prices for rental properties especially under $150k.So if you are looking to buy rentals- stay clear of the MLS and don't take recent sales comps at face value as a measure of ARVs; know expense calculations to know your true Net operating income; you will be surprised how it can often be way off than what most wholesales would have you believe.Let us know if we can assist in any way- our specialty is in providing data on finding & evaluating off-market deals.

I had just recently applied for a mortgage loan, but had not checked credit score in about 8 mths, however last time I checked score was a 705 on all 3 agencys, after applying I had only checked with experian assumed may be a little better, only to find out my credit score was 635 I have some school loans which I have missed some payments in distant past, have not missed a payment in 4 yrs only owe about 4800 left, 3 seperate loans required to pay 100 mth and I pay 125, and one other outstanding dept it is to a bank, for a previous closed account, which I owe 215$ it was from 09 for a 1$ overdraft which they kept billing me 30$ a day for a week before I was notified needless to say I was extremely upset and closed account, I know stupid I should of taken care of it and will as soon as posable.
