Although lacking the experience of many, if he proves ambitious and devoted to my project, and I earn his loyalty, the working relationship could last a long time, and I would have precedence over others when available builders are hard to come by I have given him some smaller jobs to see how it goes on a smaller scale. 

They may already have loyalty to other investors, but I will add that option to my list.I just finished David Greene's BRRRR book and it lays out sound strategy for the process and it takes it to an advanced business that runs like a well-oiled machine.

That agent represents the seller and owes you no loyalty.

They don't have any loyalty to existing clients. 

I hope it is not because it will instill some king of loyalty with your tenants because it will not.

And or if they treated me like a sub contractor I would not lend to them as there is no loyalty coming back to me,, and they would be the first ones to bolt if the project went upside down.

I would build loyalty with this bank and have them become your partners for a long time.  

They have a customer loyalty program so that you earn credits with each purchase and Sears has great service (if you deal with the local store, not their 800#).

Consider that banks preach to their employees "loyalty, loyalty, loyalty", but if they no longer have use for the employee, they will lay them off without hesitation.

They don't need the work right now but if you can build a relationship and loyalty when things are slow in the fall and winter, you're more likely to get good service when things get busy.
