Now we're seeing investors pouring money into buying Class C rentals - but, many are getting burned.In our experience & opinion, the main determinant of property Class is not location or even property condition, those are #2 and #3.

It's a real problem and can only imagine the number of investors out there who are operating their businesses recklessly under the false beliefs of protections of an LLC created and stored away in file cabinet. 

I cannot imagine paying $40k in insurance every year, that's absurd!! 

I imagine there is a lot of work and things that need to be sorted during the day and cant wait for the weekend. 

Imagine costing yourself a $10,000 tax bill because you weren't working with the right professional. 

If you did not deliver the proper Notice to the tenant, missed deadlines or tried something else that is not legal, your eviction case will be thrown out.A normal eviction for non-payment of rent should be settled in a month, I can only imagine that your property management company does not know how to follow the law - and I hate to say it, I know several, that do not even meet the necessary license requirements and therefore no surprise they don't know.

I can't imagine the installation being too much different.

I never would have imagined these kind of effects from a hurricane in Western NC. 

I imagined I needed to generate some sort of statement for him to write-off the interest on the bridge loan and figured I probably needed a statement form to reflect the proceeds from the joint venture flip. 

And, I don't know anything about New Mexico or Las Cruces, but I imagine it is like any other market: there are pockets within a market that are worth all of $70k, $100k, etc, and there are pockets are worth FAR less than that.
