Hi @Laura Kreinbring, you can give them 30 days notice before their lease ends (written via email & a letter on their door) stating that you will not be renewing their lease. 

Do managers that advertise 8% only do 8% when there's a bundle of doors to manage?

do you add bathrooms and convert the garage to rooms as well?

Compliance items such as adding smoke detectors, hand rails, fire resistant garage entry-door and new stairs outside.

XD It is pretty much shut down once the city knocks on your door.  

If you can get land for a good price and let's say build a modern quad with 1200 sqft 2 bed 2 bath units and garages for $200/sqft you are looking at about a million.
