Do you know what location/area you are going to start investing in? I

> Military husband/wife buy new home, divorce, stop paying note and hoa> Husband is erroneously removed from title by tax appraiser, HOA forecloses on wife, I buy home at auction> Now I am on title, wife and husband on note, bank cannot foreclose because husband is protected by SCRA > (more on this in the above post, but husband does not want the house back)A while after moving in I discovered water damage inside a wall where rain has been getting in due to needing a new roof. 

It depends on how competitive the market you are in is and if they are doing a BRRRR or flip strategy.

If the area you're investing in is more 15 min or more away I would recommend LTR.However, all that changes is you plan to hire a PM. 

Just my opinion but not a market I would start out investing in. I

They are very good at weeding out tire kickers, and their fee, for all the time they put in, is reasonable.
