That said, there's quite a few homes in that area that have that challenge (no driveway/street parking).

If you have the opportunity to list this during the summer in the future, you will likely be able to get quite a bit more for your unit due to seasonality. 

This will effect your ability to obtain financing for quite a few years but may be worth considering.

Aside from that, it sounds like my operation is quite a bit smaller than what you and your network operate with, but properties that are wholesaled are usually all cash or hard money, so the initial funding aspect usually isn't a roadblock.

I've dabbled quite a bit with both and feel like real estate is less risky personally depending on how you do it.

But they have NEGATIVE CASHFLOW, until the day you quit investing.
