I would prefer a company located in the US, and with English native-language employees, simply because I've heard so much negative feedback from colleagues and friends about companies using non-US-sourced companies.

I'm in a somewhat similar situation; not that my husband's not interested, he thinks he can't do any of the research/buying since he's not a native English speaker nor familiar with this aspect of the culture (never mind that my whole post-college life has been spent outside the USA, so I'm quite clueless about many things).

SB 1995 would also require the disclosure to be provided in a language other than English if the wrap loan was primarily negotiated in another language.SB 830 (Rodriguez) requiring all seller-financed lenders give borrowers annual statements that include how much money was paid and is still owed on a loan.

Nope, it's not at all crazy for a tenant to own investment properties or (technically this next one is fraud) a property they purchased in their name as an owner occupant for their cousin Billy to live in (1st/2nd gen immigrants often do this, or at least try to, sometimes without even realizing this is fraud... and then I say something like "Uh, your LO and agent when you, who speaks English as a second language, purchased this place, that you now want to refinance, told you WHAT?!?!").
