Figure out other ways to de-stress your life so you can keep your W2 for as long as possible - outsourcing disliked tasks, working on mental/physical health, shorter commute, etc...Retirement seems like an emotional state of relatively low stress and contentment.  

 Once a person lets earnest money  go hard, they become emotionally attached.If you find yourself in a situation, where there was something majorly different than what you realized, then it is my firm opinion that it is best to let the seller have your earnest money and take stage left.Remember, no deal is better than a bad deal.No, I have not always been the master of that particular principal.

I am a sociopath of a landlord and EVERYONE should be too, emotions have NO place for a landlord, NONE.

We have to be the bad guys and shield for two emotional items. 

If you're selling to someone who will be a homeowner and is buying for emotional reasons, this may have a different impact. 

If you can find a resource to refer these people to who will refer your ideal client to you in exchange, that is a super win, win.Well, knowing is one thing, being disciplined enough to turn down business, spend months educating and studying with no sales and no income, and spending hours finding clients who fit your profile, is no easy task.
