I personally like to invest in Old North, Old Town East/King Lincoln Bronze Ville, Merion Village, Driving Park, North Linden, Hungarian Village, Bexley, and North Hilltop.

Not in Florida, California, the Northeast or East coast in general, possibly small pockets of the south but not for long..For under $700k investors won't quite find an oceanfront property for sale in Oregon that is eligible for an STR permit, but those are available in the $950k-$1M range.

Being on the East coast makes those areas a little more accessible from the west coast its a long slog over there.

A lot of people choose to buy just over the border in Indiana (Hammond, Dyer, Munster, Gary, East Chicago).

In contrast to our neighbors north, south and east of the border valuations are still reasonable and returns rationale.

We love both coasts (Jupiter / palm beach area on the east coast, and, sarasota / tampa area on the west coast) I highly suggest looking into both if you’re adding to your portfolio.

One thing I'm struggling with however is my ability to really understand the local markets in some of the areas I've been targeting.Among a couple areas, I think Watsessing Ave in Bloomfield has great transit, appropriately priced properties (cash flow opportunities), and there seems to be some serious development happening (new supermarket and luxury apts just finishing a short walk east of the Watsessing Ave station).I've driven many of the streets and seen a few properties in the area to get a feel.

As for value, I would conservatively say they have doubled.My other building is in East Oakland, purchased 2016, within walking distance to Fruitvale BART.

Eg before the sun comes up (or when she goes to bed), closing all curtains or blinds in the east and south facing windows (and later on the west facing ones) to keep the sun out; opening windows once it has cooled down at night and early in the morning (eg before 8 am)?
