You can buy a kit to do it yourself at a hardware store for about $15, or most stores have a service where they'll do it for a fee.If it's just a little touch up paint and you have the paint, I'd just do it.

Both are technically correct, but because the adjective form can be used to describe any property that is tenant-ready, it can be used in discussions of REI wherein the investor finds the prop themselves and hires a PM, like you're suggesting, which is more of DIY method (ok, not completely DIY, but more so than in the definition below).

Wait until your sample size is 10 or 20 before you think about the strategy change.Realistically, other bidders may see more value than you or (if these are fixers) they might be DIY folks, contractors, etc.
