The strategy I would love to adapt is a 'buy & hold' strategy, because I believe that buying and holding income-generating assests like rental properties is one of the best ways to build weatlth over the long term.The main question of my post concerns defining my own market.

In my opinion, you have to adapt to the market you are given, and I guarantee the feeling will go away. 

Adaptability is definitely a key skill required for REI. 

I'm not calling a bubble but in my opinion this won't last and there will be lots of volatility over the next 3-4 years while companies and people adapt to a more expensive world.

Be prepared to deal with tenants who want everything to remain the same.Some will adapt, a percentage you'll have to get rid of.

Is it possible to include a clause in the contract that reaffirms the tenant is taking the place as is, and any adaptations required would be at their expense and with your permission?

And close-minded agents who are not willing to adapt are going to be weeded out. 

I'll be taking all of your guys' thoughts and advice: Getting started no matter what, staying adaptable, building skills and momentum, and @Lynnette E. maybe I won't reach that level of sheer hard work, but I'll definitely be putting in the time and effort!
