Guess I can re-phrase my question as how difficult is it to secure a commercial loan for single family homes.

The latest trend is investor's buying duplexes and rehabbing them and converting them to condos; selling each side individually.  

Jared Boundy - yes they were motivated sellers, but in a different way than that phrase is normally used.

I am actually going to take my first "mini retirement" (phrased coined by Tim Ferriss) and spend the next six months backpacking SE Asia and Australia.

Investment real estate is definitely trendy right now, but its not a get rich quick scheme...more like get richER slowly.

Additionally all the sellers are saying the area is a trendy hangout area with bars, restaurants, and major employers nearby, etc..
