I don't believe my city has many section 8 rentals and it is a desireable area so I may consider it if I were to have a vacancy.The only reasons I would consider it on this home is because it is not fully updated, I think there may be a shortage of options for people who may want to get into the city, and I think it would be possible to get more in rent this way.I wouldn't consider it on my properties otherwise as I have not had a problem placing good tenants in the past.

That being said, here are the key issues: 1) No equity means it's unlikely that cash proceeds would be generated to the benefit of estate heirs or  beneficiaries.2) If spouse has signed for mortgage loans too, determine if there is any risk of recourse to surviving spouse should default occur and subsequent foreclosure create a shortage.

The biggest problem we have here is the huge housing shortage we have and the city of Eugene hasn't expanded the urban growth boundary for 40-50 years!!!
