I get the 10% down, the cash flow, the principal paydown, the tax write offs, have no work to do and don't require a property manager.So, if you like swinging a hammer, like I do, build a shed in the back yard but make your money buying "off market" and selling "lease option".

If the tax liability is a concern, maybe they would be willing to seller finance half and sell the other half outright to you.That way, they're getting a big chunk of cash for half their properties but they aren't dealing with a complete sale so they can spread some of the tax hit over more time but still have the security knowing that they cashed out of 6 of them so they don't have to worry about getting stuck with a complete default on all of them.Can you shed some more light on how long they've owned the houses?

I have also spoken with two CPAs who don't think it is an issue so long as actual income is high enough about the 'reasonable salary' such that the tax savings are equal to or greater than the $2000ish annual costs of administrative maintenance (LLC expenses, payroll company, added filing expenses, etc.)Is anyone actually doing this who can shed a little light?

Perhaps to save on Demo or removal costs strip it out and Give it away to someone for storage space / Shed etc; Possibly if depending on length it might be useful to someone in the construction business.

Actually I think James or other SS people might shed more light on that than I since I don't do SS as they are currently done, but I'm looking into it.
