To be perfectly honest, I expected the seller to prefer the all-cash offer, but I am thrilled she is accepting the following offer:Purchase price:  $40,000Down payment:  $2,000Seller Financing:  $38,000 first-lien mortgage fully amortizing over 15 years at a 5.0% fixed interest rate, resulting in monthly payments of $300.50The questions I have are as follows:-The purchase contract I am working on notes in the "Method of Payment" that there will be $2k down and a $38k mortgage to be held by seller.

Hey gang, I have a challenge for you all.Why not all try to instead of advising newbies on how to facilitate dishonesty we all need to start teaching others honesty, and transparency, and providing value to clients.The issue here is simply this.If they are asking you for proof of funds, it simply means you are wholesaling dishonestly and wrongfully.Did you tell them you are wholesaling the property?

Hello Victor EtongweIt should produce somewhere between 15-25 calls. 1.9% will be people who want to sell their home and know the price they want and 1.1% will want to sell and not know the price.The key isn't only what this mailing will do it is also what future mailings will do.In all honesty the mailing amount is low however we all begin and grow from there.

Ridiculous.That said, I think wholesalers should be honest. I
