Ohio is particularly clear: You need to have the written consent of the actual owner of the property to advertise.So you just have the sellers sign something giving you permission to advertise the sale of your contract.No idea why the hell everyone always have to make stuff so damn complicated for no reason...

I understand what you're saying about the program potentially benefiting first time landlords by educating them on rudimentary aspects of property management, but for seasoned managers this is really just an inconvenience.At least in all the areas I am familiar with, landlords are permitted to include background checks in their qualification process and provide their own leases, with the terms being tailored to their preference (to the extent the terms are legally permissible).Perhaps I didn't do a great job presenting my question.

No.As others already mentioned, insufficient income. 3 times the rent is the normal requirement for pre-tax income; in some situations going as low as 2.5 times the rent is considered permissible.
