As @Irina Belkofer pointed out previously, these tenants are nurses.

My girlfriend is a nurse and in the interim she could qualify for the refinancing (BRRR)currently reading the millionaire real estate investor and that is changing my mindset as far as depreciating assets go  

We also live in Redlands have many doors by adding garage conversions and junior ADU's and renting mid term to contract nursing staff.

There were also a lot of investor I worked with during the pandemic that were buying properties for short term rentals and renting them out to traveling nurses for insane amounts of rent.  

I know a nurse that goes back and forth about getting medical liability insurance, she doesn't have a lot of assets so why pay thousands of dollars per year to put a bulls-eye on her back.

It is designed for the elderly population but I have sold it to a few real estate agents and home health nurses.

I don't think my vehicle is too flashy and I work as a travel nurse so having something reliable is important.

If we put her in a nursing home, which is an absolute last resort, we have not yet passed the 5 year look back period and their assets will be subject to Medicaid seizure when her bills start to accumulate.

somethign that feels woodsy, back to earth, feeling alive and like a kid again. somewhere to feel refreshed.. from the hub bub of dr and nurse duties; and other duties of life- like "camp" where it feels good to get away from the rat race and get refreshed. wood-stones- rocks- logs- 

With our population getting older and nursing homes not an attractive option for some, I think smaller, single story, custom built homes for the elderly is a good market.
