@Ray Harrell That's harsh if your doing better accounting work then your PM. 

In my experience, they will often be kind of shocked that your answer is to just offer to let them leave - rather than engage in the drama they hoped to ensue.  

In our example, in year 4 you will have two tax events on the same tax return: a capital gain of $150k plus a catch-up deduction of $35k from the prior 3 years of "suspended" passive losses.Like in fairy tales (such as TV crime dramas), it all gets settled.

I also remember the harsh reality of determining true net when I started... flips were especially hard for me swallow at times.

@Marc Cunningham I agree husbands and wives should be able to live together, but if one doesn't meet the rules it's not fair to ask the landlord and other tenants to expose themselves to the potential risk and drama.
