You may encounter three possible outcomes when submitting an offer: acceptance, a counteroffer, or rejection by the seller.

You can also send a letter to her at your address with "Do Not Forward" on it and it may come back to you with a sticker having the forwarding address on it.

And, the only landlord/tenant issues that my clients have ever encountered has been with 'acquired tenants' (I personally will only acquire under vacant possession). 

If you have entitlement left and are being told you "must" refinance, that may be what you are encountering. 

My PM was lost as this was a situation she had never encountered before.

The arbitragers in general had no assets to go after when they broke their lease early (they may have had some assets prior to encountering the difficulties but there was no collecting from them for lease termination during Covid).  

Sure, you spend less money on the sticker price, but you pay for it in all of the other factors.

Any advice as to how you handled your househack, problems encountered, solutions, what to watch out for in general,  and just looking for other people's stories would help.
