Rather than hearing second hand through the owner, which he'll most likely not send me all the info either...I can tell which of my clients are REAL investors looking to maximize, because they're not going to worry about nickel and diming each repair and waste time arguing with the Jones' about overgrown bushes..... they spend their time on big decisions and big money.....

Outside security lights, common area hall lights, basement storage areas, etc are probably on the landlord's dime not the tenants. :)

The Turnkey game is the same way...it will take you a lot longer to get your money out of it than it should and you will be nickle and dimed so they can still make money off of you.
