Also, being a drug dealer, I was concerned for my family's safety if things got ugly.

The students use drugs and their dealer carries a gun and it went from coke to crack to whatever they use to kill themselves these days.

I also don't want to be housing a convicted rapist, thief, drug dealer, etc.

Hello, Well,  having lived in a recovery drug and alcohol safe home.

My lawyer subpoenaed a police officer from the drugs squad to testify and we had quite the Law and Order episode.

If the issue comes up after the lease has been signed without such a clause, the landlord would likely need to rely on an anti-drug or crime policy that hopefully was included in the lease.The landlord would then need to send written notice of the lease breach, citing the appropriate clause.

Make sure you have all your leasing forms and documents ready, holding security deposit , crime free/ drug free addendum, pet addendum if applicable, and the lead addendum (federal requirement), utility start authorization, move in check sheet, to mention the main ones.

Additional Thought:When you take possession do a Crime Free/ Drug Free Addendum for all tenants signed and returned in 3 days.Give bad tenant the 30 day notice to vacate.If you notice activity of drug smoke smell anytime in the 30 day notice to vacate period , give him a lease violation notice, that you will file for cause unless  he agrees to vacate within 7 days.
