Be sure to review the demographics of ANY location before you jump in.

I imagine there are probably many other areas of the nation like this as well, I'm thinking a search of land values and then googlee maps and demographics data would yield some good info.

Demographics (high income earners), population growth, and job growth are. 

We do have our securities  attorney draft the PPM but we also have to gather all the metric's, bios, pictures, local demographics, marketing material and formulate it into the PPM as well.

But you picked a great industry - the demographics are all in the favor of the developers and operators.

Demographically, that's typically going to be older folks.

The type of REIT that you pick should be based on common-sense of course + your personal bias :-)   For instance, for optimal demographic trends you might look at hospital/healthcare REITS, high-end luxury property REITS, or self-storage REITS.
