This may work better with FSBOs who may not understand how weak the offer is, so maybe concentrate on them.  

Don't count nickles and dimes, concentrate on controlling time and large chunks of money.

For now I'm going to concentrate getting the NC brokers license and do that on the side until I feel I have the knowledge to do it full time.

Also I would suggest that you decide on one aspect of real estate investing and concentrate on it.

Soon after going back and struggling in high school that I was smarter than most other college students and could resist all of the partying that went on and caused several friends from graduating because they could not resist that and concentrate on learning instead. 

The reason i am also concentrated on acquiring land in outlying areas is that I live in one of the fastest growing cities in the US, largest in sq miles and it just keeps growing in a huge radius.it wont be long till someone will want my vacant lots.

For the next properties I purchased, I first identified a tenant segment with a high concentration of reliable tenants.

My Daughter in Vegas is having a banner year.. concentrating on the high end  1 mil plus  she has 9 years in the business and like I tell all these wanna be wholesalers if you gut it out in the industry and get to were my daughter is ( almost all referrals now) its a great business  Her mom does help her close and keep deals together even to this day.
