I rarely levy late fees even when the tenant is late.I have never filed for eviction in the same month of a missed rent payment.I allow pets in all my houses (subject to insurance restrictions)I reduced the rent  of a tenant who witheld rent, took me to rent escrow court and lost.I am usually the lone voice on the minority side of discussions relating to these issues.So how am I doing.

I left at 2 and at 2:10 received a voice mail from the first person that they had car trouble on the way to see me and were at a tire store getting their tire fixed and would be on their way when finished.

I don't know, I can just hear my law professor's voice in my head saying you'd be better off without this document that won't be complete, that you'd be better off just putting in the lease that they are responsible to report any maintenance issues - period.By the way, you'd probably be best served by requiring renter's insurance.

You can read alot of books and listen to a bankers opinion all day but what help are they going to be when you enter a unit for a filter change and smoke alarm battery check and you discover things like tenant has moved in a roommate, are those bedbugs on the wall, why is there a pet tiger in the bedroom...etc...You will need a voice to call to say what in the hell do I do?

Claimed they didn't know what the address was (on the lease, I also got their drivers licenses in the mail after they left and all kinds of other mail that I had to forward to them, and on top of that this idiot 1) told me via email he got a utility  bill in my name and opened it but yet he didn't know what to do 2) left me a threatening voice mail reciting the address that he claimed he didn't know, telling me he was coming to the house to get his deposit one way or another, the "evidence is clear" lolololol).
