Like most people, my big goal is to develop enough mailbox money to cover my expenses -- but for starters, just getting a first place with positive cash flow seems so daunting...I'm a lawyer working in the oil business (Houston, duh) and I like photography and playing guitar and singing (poorly).

The PMI on the FHA seemed prohibitively expensive. it was basically a non-starter for us.

In my area that would either get you a starter home rehab for cash or a leveraged property(rehab/sfr rental/ mf rental).

We're new BP members looking for a 2-, 3-, or 4-unit starter property in Bronx.

If I buy a business it has to be large enough and have a management structure in place existing where it throws off large cash and I am an absentee owner.Anything where I have to work in the business is a non-starter. i generally find businesses sub 100,000 annual profit after expenses to be owner operators.
