depends on what state.. if your in CA and can use an all inclusive deed of trust or similar trust deed mortgage in your state those have some good protections for you.suffice it to say doing sub too as seller is 100% your risk and NO risk to buyer when there is no equity.So you need to make sure your making the payment monthly so your credit does not get harmed.you may have problems borrowing money in the future with this loan still in your namein some cases no equity sub two buyers can really be down right thieves.. they get into your home they lease it out they rip the rents and don't pay you.. you don't have title to it.. so its a huge mess to unwind..personally I would be more inclined to do a Lease with an option to purchase.. gives you more control since your not getting any money out of the deal up front anyway.. 

I owned an identical 2x3bd floorplan duplex in Sacramento for 10 years and I have plans to sell for a modest profit when RE market gets better.

Overall, I've done well with my SFRs but when they go vacant, I have zero income and they are a juicy target for thieves and vandals. 

The unrenovated identical duplex next door rents for 900, but that also has a 1-car garage.

Does your advisor think that 2 identical properties, one in pristine condition and the other needing a gut rehab are equal in value?

I came across 2 identical duplexes across the street from one another owned by the same seller.  

I know that on the same block as my 4 plex, another nearly identical 4-plex recently sold for $192,000.

I'd say the parallel is pretty much the same, in fact identical as the terms were probably adopted here putting the same responsibility on a MB.Stocks and bonds are rated, your mortgage is not so it will be very difficult to peg any mortgage as being suitable for almost any investor unless they have had mortgage lending experience.
