On the buy side we are seeing people who are in it for the long-haul still buying when they see a good deal...Rates are temporary, good deals are not. 

You will quickly find out if this is a tenant that you would like to keep around for the long haul or not renew their lease when it comes time. 

LUINC is a good system to look into if you are in it for the long haul.

I have one landscaping and hauling guy that loves really hard jobs.  

Most of the falls area is still in pretty bad shape,  rough for rentals too but you can definitely get some deals if your in it for the long haul.

By investing with a company that owns, renovates/builds and sell it's own inventory and that does the PM in-house, you'll earn the best risk-adjusted returns on your rental property investments over the long haul...and you'll have the best customer service experience.

In the long haul they will likely get connected to Indianapolis via suburb sprawl, but their job growth doesn't necessarily make me bullish on them for rental turnover and overall appreciation.
