Here's an article that breaks a lot of it down (be sure to read the comments too, as they are more helpful than the article really)-http://www.biggerpockets.com/renewsblog/2013/08/17...As far as the flipping, you wouldn't want that to be the same LLC as the rentals (if you go that route) because there is a huge differentiation between "active income" (flipping) and "passive income" (rentals) and if you have crossing income types in one LLC, it messes things up.

I checked our contract last week and realized our 2.75% mortgage can be assumed by a buyer, which seems like a huge differentiator to me in this market.Our real estate agent added the information to our MLS, but I'm curious how else I might advertise this fact and get more traction to the property?

If the condo is newer and updated already, it would be hard to differentiate the condo itself, but you can be a compassionate, personal LL/PM.

I biggest concern is one blown AC or other major appliance and you lost all the rent differential "gains".
