My cleaner/manager can pick it up but also where I am I can have it delivered by Google Express and stored away. 

These are much cleaner than equity partnerships.  

Has anyone hired an admin role that can help with the small operational task like purchases, re-stocking units, checking after cleaners, and any other small task that happen fairly regularly across a portfolio of STR units? 

We use a lock box and I have WiFi thermostats that I can control temperature when no one is there.If I moved further away I would just need to set up a cleaner and someone to maintain the yard and could still easily keep doing the property management.Key is to get a good support staff in your area.

You seriously need a lawyer and now.You have really been taken to the cleaners and yes,the lien holders can definitely make the property(you)pay one way or another since you made it valuable again.

Dry cleaners use some nasty chemicals and if any of that contaminated the ground you will be on the hook for it. 

It is a cleaner and easier process.

@Jamie Greenberg  Having moved from SD to the Springs last June, I can tell you the air is much cleaner, traffic is tollerable, and the people are friendlier.

In a recent case, no one thought to tell me about the horrible odor of the carpet (which had been cleaned already supposedly) till 3 wks into a listing, and presto my PM finally mentions it only because one of the people who rejected the house actually mentioned it, so we got a new cleaner to focus on the smell.

Investing with others will be cleaner with a multi-member LLC and probably originating a note/mortgage as the security instrument for your investors.
