While I am not a licensed Architect, in my area (and in most areas of the US outside NY) you do not have to be a licensed Architect to design a single-family home and some multi-family projects.My goal is to eventually do design-build of single-family and multi-family (townhouses) while also being the developer/investor.What advice would you Investors and/or Builders have for someone wanting to get started on that path?

the other items with the city are all going to be based on your architect and engineer which youll need to find through network/interview they can really help save you or costing you if they dont have experience.I am actually living in houston TX and i invest almost exclusively in los angeles or else i would glady join you for a coffee.

This also had an allowance to add a second water line ($12K) and a third electrical meter ($5K), both of which might or might not end up being needed.Plus $6-8K for architect fees, $6K for structural engineering fees, and whatever the permits would end up costing ($8-10K I'm guessing?).

My current co-workers are extremely talented people and I would love to invest in their future movies and continue to be in a creative part of the business. 3) I want to buy a plot of land in Joshua Tree, CA (which is an international mecca for rock climbing) and with a friend who is an architect , create an amazing vacation rental property for visitors that come in for music festivals, family vacations, climbing trips, and the sort.
