Brian Condron, The ownership can stay with the seller or go into and EAT (exchange accommodating titleholder) set up by the QI.

Most title companies here can accommodate closing that fast, especially if you have an existing relationship with the firm.Hopefully, that helps a little.

Hard to do I know, but I would explain that this is your business and unfortunately I cannot accommodate your request.  

Questions I would ask are how old are your children and would you need to make special accommodations to make special accommodations based on that?

Of course, you are allowed to establish a strict set of housekeeping rules that all tenants must abide by, yet you have to also consider that "reasonable accommodations" might have to be made.

Licenses of some sort is a plus because an independent third party can verify whether there are any complaints for anything so a real estate license, a CPA license, Attorney license, or the Federation of Exchange Accommodators designation and many more.
