I just completed a BRRRR on Friday in Omaha where we bought a SFR for $68K, put $5K into it by adding a couple closets, painting and replacing a stove.

And I moved a tank that took up 1/2 of a bedroom closet to an exterior wall where it tanks up very little space.

May include generator and definitely a portable water jug.

When I bought my home on Oahu in 2005, people were literally renting out walk-in closets for hundreds of dollars.

I think we could get away with 6 in some counties. but 8 is definitely against some codes. given the situation we were in, we took the risk.2) insurance is like $3k per year and covered like an STR insurance policy. since average stay is 8-10months. 3) we only accept 4 parking spots. the others usually take public transport and homes are always within 10min walking of bus stop4. bypassed this. because we're only putting up walls, and not actually adding sqft or adding rooms (a room needs to have a closet). its just considered an office space so no permitting required. we'd only be facing the possible max allowable people that can live in a home that are non-related.

And rocks look low maintenance, too, if the weed barrier works well.And for some "wow" factor, I might borrow the neighbor's idea with some large pots (easy to manage, portable, removable, fairly low cost) and gets some advice on some colorful perennials or annuals to add strategically around the property.

There are some areas it doesn't make sense to spray- we just did a 3 bedroom apartment and I painted all the closets and the bathroom by hand.  

The closet stinks because of the smoke smell in the clothes.  

They even fold it back up and put it in the closet.

We would like to expand that space (there is unfinished storage which shares a wall with the room), add egress windows, and a closet.
