I'm not sure how well you know subject-to purchases, but this is a technique that is much easier to learn by observing others do it.

I contacted the owner and it looks like a decent opportunity, the neighborhood just doesn't seem that safe after all (from Google, observing things, etc).

I found it very helpful, though I confess that I am now a bit more overwhelmed and intimidated about real estate investing than I was before (no longer as starry-eyed, I suppose).One observation I did make, however, is that there are rather a lot of word omissions and other "typo" sorts of errors throughout the text. 

I would say that land development and the real estate development business are very different from your normal business environments.A few observations, when you plan out the site, plan the whole thing out.

Ultimately the observed and expected result are going to be different.

Here are my observations:  1) Darren quoted me $9800, not $5800 so there are a lot of sharks in these waters, 2) the people you are transacting with in these deals are poor souls, so you are taking advantage of weak people - I would rather help them out than make money on them, 3) as others observed, good luck finding a renter/buyer, 4) buying and flipping is easier than managing renters, 5) there are too many people/parties involved in these deals which means headaches, 5) Blair's testimonials are almost all people who are just getting started, 6) if you search for reviews of this program, you realize Blair is indeed a bot and has created a ton of postings so you'll never see what he doesn't want you to see (i.e., dissatisfied customers), 7) if you google the address Blair gives for his business, it is a private mailbox service in Collins, NC, 8) deal testimonials provide very few specifics so you cant verify them.  

Observe during viewing - When I show the property before ppl apply, I observe them carefully.

There are those who think that refinishing hardwood floors on your rental units should be hired out to those who know how to do it.

Or a meets and bounds description...starting at the sw corner of section#, going 90 degrees south, 0 degrees east for a distance of x', to a point of beginning,  etc.Just an observation, if you don't know what a legal description looks like, I don't think you should be helping someone fill out a purchase contract.
