I had one guy who was blind and hard of hearing and was unaware that his wife had gotten the home into a bind.

Some banks, amc's, and VA use a blind rotation.

I had one company that sounded great but the actual contract required you hire their own blind cleaning company to clean each year, turnover or not, and it was expensive.  

I just had a tenant move in the beginning of this month, and the tenant has sent a long list of requests:1) Some of the blinds in the kitchen are broken and don't work.2) The front door is difficult to open and lock.3) One of the bathroom doors does not close correctly so it can't be locked.4) Vanity cabinets in the bathrooms are rusted.5) Light fixture for stairs is broken with loose glass falling out.6) Replacing all lights with LED to lower electric bill.7) Thermostat is broken with no hot air, only cold.8) Plug for the vent/lights over the range is broken that needs to be replaced with wires hanging out so you get shocked when you plug it in.9) The tub/shower for the master bath has no water coming out.10) But, everything else is great!!!

I bought my first property this past summer and went with the 20% down payment which wiped out my whole savings. as luck would have it, my water heater broke down 2 weeks after purchasing the home and i had to borrow money from my brother. in addition, to paint the whole house, add blinds, new locks, new windows was a lot more then I planned for.

I think my uneasiness about direct mail is how to prove I can be trusted while blindly yelling I want to buy your house!

I am trying to make room templates for basic stuff- this does not yet account for things you find that are wrong once you dig into the rehabFor example, bedrooms in my area will usually consist of 1 door into the room w/hinges and knob and 1 closet door w/hinges and knob, 1 ceiling fan, at least 1 window that needs blinds, need paint and need flooring.
