@Lucas Carl Didn't bid all GCs at once...had 1 come during inspection period...come closing guy stopped returning calls...had 3 more which I found through my RE agent an Homeadvisor...all came very expensive...obviously since Homeadvisor is geared towards home buyers not investors...drove around town found 3 more GCs...two were on drugs...Deal is good enough that even sitting empty for a semester I still feel it's a good buy and hold...I am more on the Rehab and Hold type...not really into flipping...which particularly with the market now seem to me like a game of hot potato!

I'm still learning real estate math (I also work as a property manager at a commercial real estate firm so I have some knowledge on bookkeeping, etc) but I'm not good enough yet to determine if getting an FHA loan to get a $1,000,000 fourplex in Los Angeles (or surrounding area) is going to kill me.

I am not taking any money out of it.In your situation, I don't know in which state you are, but if your state LLC protection are good enough, you could only have one multi-member LLC in the state that does everything (ownership and management).

Most syndication sponsors don’t mark to market so the value at any point in time would be the amount originally contributed, despite the fact that the real estate is likely worth more or less than the partnership acquired it for.The next step up, if that isn’t good enough, would be to provide a copy of the subscription agreement along with some evidence that the funds were transferred, such as a wire confirmation or canceled check.Third one I’m not sure about but taking a stab at it.

Not that I've ever done it...but I've bought from wholesalers and declined about a hundred times as many deals as I've bought because they weren't good enough for one reason or another (usually insufficient rehab allowance or over-optimistic ARV projection).Now, on to your question.

You can be patient and find good deals, but I think you'll waste a lot of time trying to get a super duper deal, and are better off acquiring a quality property you like at a "good enough" price and get it in your portfolio.
