Here we go, another bay area ADU appraisal topic, some folks here know that I planned to build ADU way back in 2018 but canceled and instead, I use the money to purchase another duplex still in the bay area, but that duplex I already sold in 2021 with very nice three digits IRR lol :)So last month I was able to secure 1900k sqft  SF that comes with a "free 400sqft detached ADU", I purchased it below the price, but the appraisal is funny, they are trying to be very conservative so they put the living square as 1500 sqft as they value the first floor for only 1/4 of the price although it's livable living space.

Uhm no thanks, I'll pass.Even if you bought this property all cash, you COC return wouldn't even break 5% (4.99%), so why buy it when you can find double digit returns on properties between $200-350k in value?

Been trying to get a hold of the track record book for a while I thought it was just a myth - any chance I can get a digital record of it?

@Russell Brazil  yup you guys have it tough with reports having to be hand done at the courthouse.out our way each title and escrow company has their own title plant that's all digital. and most have moved off shore to the Philippines or other places.. so while we sleep they are working up title commitments. so we don't have any abstractors out this way.. if someone has to go to the court house its very rare.

I only want to focus on two-digit or three-digit+ ROI's going forward.

With a larger home I'd probably target other niches like digital nomads working with families, insurance placements, relocations, academic assignments, etc.
