Over my long years of landlording I was much tougher on; uncleaned ovens, tubs and bathroom tile, "inadvertant" sheetrock holes from doorknobs, unmowed yards, unweeded flowerbeds, untrimmed shrubs, dirty windows and so on than carpet.

Now sometimes it would take a day or two for a return phone call but otherwsie emails were fast and their staff friendly and knowledgable, I havent had any problems so far *fingers crossed*.

-I also created an LLC during the process via the attorney (to my understanding banks don't always allow sales under LLC's, mine does -- if it didn't, I would Warranty Deed the property into my name after sale was complete)-This property has tenants until May, so I'm not worried about finding tenants immediately-Cross fingers and hold on.

So my plan is to continue working full time (for now); to fuel my real estate business, start building a client base, (fingers crossed with a few commissions) and then start finding/obtaining rental units for my portfolio.

As to the word count, please notice those are usually in the very early hours, 2 to 4 AM during my REM sleep periods, when I go into my RFM (rapid finger movement) sleep patterns I post more  Plans are, to stay out later that should cause these sleep patterns to change a bit, so, all things considered, my word count should drop proportionately to the winter solar cycles, dating patterns and time changes.

Though it can be a nightmare scenario, I'm trying it right now on the house in San Clemente, and keeping my fingers crossed.

Can't put my finger on it exactly because I kept one house I got from a BP member and it has around $95K gross equity in it.
