I am new to real estate and I am looking to invest in a property that seems to be a good candidate for triple net lease.

To add, when looking at public records, there are properties selling for double (sometimes even triple) the purchase price of that 3 years ago in some cases. 

I was hesitant to pull out cash through a refi since my rate is at 4% now, and I have some savings and investment accounts for those reserves.My thinking was the interest paid over 1 year of gradually using the line of credit would be far less than loan costs and potentially tripling my current mortgage payment at closing.

I hear pitches all the time from gurus' who claim to have made or making double to triple digit figures per month. 

Triple check your numbers and you will do great. 

After repairs, I tripled the value of the home and have great renters.Network, network, network!

The ones I'm interested in go for about $300K for a triplex (or triple decker as we call them in MA.) 

If I were you, I would make triple~sure that you can make a great income (to dump into RE investing), in what you want to study and have as a career.Don't get me wrong, I am sure that 15th Century History, getting a Degree in Bohemian Studies, and maybe Underwater Basketweaving are pretty awesome, but will it make you money?

Specifically people who have owned the property for 15+ years where I can offer them double-triple what they paid.

Within a few hours a medical worker booked the place for triple her rent for 3 months!
