It seems logical that he would take the fiduciary responsibility for holding the year's rent vs passing that fiduciary responsibility onto you.

We currently have a house in a stable market (not extreme pricing increases currently as some markets seem to have) in am area with military bases.

Based on my personal experience, owners seems to evaluate two primary cost criteria when comparing PM's, the monthly fee and the placement / leasing fee.  

It does not seem to, but a couple properties have significant amounts owed to an individual through an Assignment of Rents document and I just want to get another set of eyes on this to make sure I'm interpreting this correctly.The deed conveys title to the purchaser free of all encumbrances of any kind existing before the sale, except:(a) Any lien for installments of taxes and special assessments, that installments will become payable upon the secured roll after the time of the sale.

He seems to enjoy it but I suspect it will get old. 

Not only don't we try hard.. or at least it doesnt LOOK like we try hard to seem credible, we are selective who we work with. 

That seems wildly out of touch with what this area probably demands in terms of amenities.

This is a rare gem that seems almost surreal in Coastal CA.
