None of that is free, but probably well worth $30-$50/month or whatever they charge. 

You'll likely need to be in a C/C+ neighborhood to find the 1% rule, but you can still break even or sometimes get some slight cash flow in the B neighborhoods of Columbus.

The purchase price will likely be <$500K if that changes anything. - Value add - How much does it cost to build additional storage units?
