The biggest differentiating factor between mobile homes and SFHs is the challenge of collecting rent from so many units on a monthly basis.  

However, I am unsure how to accurately differentiate different neighborhood classes from afar and do not want to end up becoming very interested in a property only to fly out to BHam and find out it is in a D neighborhood that I thought was a C neighborhood.

If you’re wanting to STR some of the year and MTR the rest, the only thing you would be doing different is setting different nightly min/max during those parts of the year.

I am no expert here, but tenants prepay for the month, I don't know why prepaying for the year would be any different. I
