Also, finding a balance between how much to offer and time frame is something I am uncertain of.

These companies "screen" the people to make sure they are not faking stories, but is not unusual to hear stories about X company making people fake stuff as they are pressured to find people as their business depend on it.But when it comes to fix and flips kind of shows, I don't see a reason for people to lie other than exaggerate their behavior.

It really depends on your goals with a property and hold and exit time and expected returns in a worse case scenario.Many buyers bought in 2009,2010 when the market was uncertain and now have big gains to cash in.

I suggest you drop all references to NOI.Nevertheless, the language and structure that you outlined are highly unusual.

It is a little unusual to be honest that you can get a loan to do a ground up construction hotel without any hotel ownership experience but if you have a strong personal and other assets or investors they can maybe look past that.
