New light fixtures, door knobs and trim package are relatively inexpensive and really sharpen up the property, especially if the house is older and prior owners/tenants have done a lot of messy painting without being too careful.

Things like: installing tile, carpet, hardwood, vinyl.You may also have stuff to do in the yard (grass seed, trimming trees, shoveling snow, etc) and that stuff kind of happens as needed.

I did a lot of work on my single family home previously, which does not make me an expert, or talented, or time efficient but it has provided me enough experience to know that if cash is tight I'm capable of certain work such as landscaping, painting, drywalling, patching walls, adding baseboards and trim (it's satisfying to finally use geometry).

Probably the biggest things for me have been getting extremely comfortable with wood construction and it's limits, exposure to HUD financing, and really just how to trim the fat during design in order to keep costs down and avoid going through VE later.
