The phrase "mobile home" is in the text of DF several places. 

I would want a property in a desirable area which would mean good schools for families or a trendy, walkable, transit-friendly area for younger couples. 

But based on how you phrased it it seems like after doing your due diligence on the resale values and after inspecting the property yourself you still decided to move forward with the transaction.

I keep on hearing the phrase "under contract" on podcast, BP community posts, real estate books, etc.Most of the time it is used in convos focused on wholesaling, but I have heard/read it in discussions about other real estate transactions.What does "under contract" mean?

I see this phrase in wholesale advertisements all the time.I think that when an end buyer buys from a wholesaler, it is understood that the buyer pays the closing costs.

The trend I have noticed with my tenants is they refer new tenants (their friends) to me.

However, before they can be rented to good tenant I need 2 years... as area is not trendy yet .... first good renters in the area are taking best houses...and as living in my condo is less desirable than a house it will take me time to get good tenants...I was thinking of trying VBRO...

Our direct mail is pretty standard but I'd bet there are folks out there who have tried all sorts of phrasing/images!
