I realize now that I would have been better off paying the 2 points to extend the hard money term so that I could have done a cash out refi, but that ship has sailed.I need 80% or better to cover off the higher interest debt.

I've been to permitting to talk about buildability, and it looks like after setbacks, I could build a skinny shipping container home or apply for building line variance and do something bigger.in 1952, the owner signed a deed to the city conveying easment.

I'm sure what that actually means is the cashflow or COC return is lower than what you find ideal, but personally I think folks jump ship from their local market WAY too fast. 

This is important as some business models in the next 5 to 10 years will mainly go online or move to cheaper warehouse space over retail where they will do more drop and ship.

Question: Does the attractiveness of the house and the lake view with space for a dock outweigh the undesirable property you must drive past to get to it?

Unfortunately, I think the ship has (for the most part) sailed for Sacramento and we're in the wrong phase of the market to be investing locally.
